The above graph shows the relationship between the average list price, the average sales price, and the number of homes sold each year from 2003 to 2011 in Newport Heights and Cliff Haven in Newport Beach. As you can see, the high point in the real estate market for this area occurred in 2007 with an average sales price of $2,249,501 as compared to last years average sales price of $1,249,935, a 44% total decrease. Part of this decrease can be attributed to the bank owned and short sale properties which had not previously affected this area, as well as, the several tear downs which were sold last year.
